Due to the crises a large number of buildings are not being used. So designing new buildings is less attractive business. Consequently there is a focus on the redevelopment of existing buildings. In this paper two young entrepreneurs present their efforts to redevelop the existing water tower in Delft. The water tower is a monument built in 1895, in an attractive green setting between the historic city centre and the DSM industrial site. The drinking water company abandoned the site in 2005. On the premises there are the water tower, the pump house and the 600.000 liter underground water reservoir. In this paper the architect and the project consultant explore the possibilities for future use of the complex as a spa & wellness center. The architectural (re-) design, potentials for future use and various business models are discussed. Cost and revenues are analyzed.
